An accredited Domestic Energy Assessor (DEA) visits your home to gather accurate, evidence-based data and produce an official Energy Performance Certificate (EPC).

1. Introduction & Property Details

The assessor greets you, confirms property info (age, extensions, layout), and explains the non-intrusive assessment process.

2. Access All Areas

  • Ensure unrestricted access to loft, basement, boiler, meters, and all rooms.
  • Clear clutter around windows, light fittings, and heating controls.

3. Measurements & Sketches

  • Precise measurements of rooms, floor area, window sizes
  • Optional quick floor plan sketch for reference

4. Construction & Insulation Check

Visible assessment of insulation in loft, walls, floors and structural elements like glazing, roof type, and wall construction.

5. Heating & Hot Water Systems

  • Inspect boiler type, radiators, thermostats, TRVs, timers
  • Check hot water cylinder and lagging insulation

6. Lighting & Renewables

Assess type of lighting and identify any solar panels, heat pumps or renewables—provide certificates for hidden installations.

7. Meter Readings & Photographic Evidence

Photograph meters, insulation, heating systems. These images audit the EPC’s accuracy.

8. Certificate Production

The assessor inputs all data into government-approved software and generates your EPC during or shortly after the visit. Typical visit lasts 30–90 minutes.

9. Upload to EPC Register

Your certificate is uploaded to the national EPC Register and emailed to you within a few days.
